The Replay Listings Market Report focuses on what Renters have been searching for within the Replay Listings iOS mobile app, website, and our soon-to-be-released Android App as well as our Inventory and what we believe Agents should be advertising

This is our latest update as to what Renters have been searching for within the Replay Listings iOS mobile app. 

New Users on Replay Listings:

iOS Mobile App

During the month December 2018, we had around 1,000 new users and over 1,200 new searches on the Replay Listings iOS mobile app.

Over 2,005 new-users looking for apartments within the Replay Listings website

Total

Totaling over 3,000 new users searching for apartments in our platform.

In December, there was a 48.77% increase in mobile searches compared to November 2018.

This might be due to the fact that Spring semesters begin on January, attracting more students to look for their next home.

The trend remains consistent month-to-month, within our filters (Price, Size, Location) our users have NOT been selecting a neighborhood in many cases, and have been prone to allocate their priorities to Price and Size instead.

One Bedrooms was the size selected the most during renters searches this month, closely followed by Two Bedrooms. Studios, Three Bedrooms and 4+ Bedrooms accounted for less than a third of the searches. Below is a chart of the size breakdowns.

The Average Max Price considered by renters looking for a 1BR was $3,597, and this month of December shows users that were looking for diverse price points. From premium locations in Chelsea, to medium price points in the Upper East side and more affordable places in Harlem. In comparison to last month, for example, in which users had a tendency to be more price-sensitive and concentrate their searches in more affordable areas.

The Size of apartment searched for the most was ONE BEDROOMS, and TWO BEDROOMS followed right after. Together, they had about 600 searches this month (only within the App). Data from our website will follow, but narrative appears to indicate the same ratios.

Studios, 3BRs and 4+BRs accounted for less than 30% of searches.

//Neighborhoods

More than 50% of Renters selected “Any Neighborhood”. Indicating that their priorities were allocated towards price and size. Of the one who did select a neighborhood, below is a chart of the most sought-after locations.

Chelsea, The Upper East Side and Harlem combined occupied around 25% of the searches when a neighborhood was selected.

Agents who advertise in Chelsea are bound to significantly improve their chances of getting more quality leads. Harlem appears to be another huge area of opportunities to advertise and improve their chances of closing deals.

More interesting, Replay Listing's Database is "not the biggest" in Chelsea, with only around 46 availabilities listed. So, agents who advertise in Chelsea are bound to significantly improve their chances of getting more quality leads.


In addition, Harlem has only 44 availabilities listed within the Replay Listing's mobile app. Which means that during the month of December, more than twice as many people searched for "Harlem" as the number of availabilities listed in it. In other words, Harlem appears to be another huge area of opportunities to advertise and improve their chances of closing deals.

// Our Inventory

On another note, RE Agents seem to be advertising the UES quite a lot. It appears to have the most inventory.

The Upper East Side has 855 listed apartments within the Replay Listings App, making it the most advertised neighborhood, directly followed by Murray Hill and Midtown East, which together have over 900.
